The client purchased this lot in West Seattle to scale down their life and retire to a home on a single level where they would be able to age in place. Working with the client and their General Contractor, we determined that the foundation, from the 1950's, was sound and located on the site in an ideal position. The clients were looking for a home that would give them three bedrooms for quests and grandkids. They wanted an open plan with a high-quality kitchen and room for hobbies.

The site is located on a steep bluff adjacent to an environmentally critical area. To avoid excessive permitting issues, we decided not to build any closer to the bluff. We worked within the existing footprint, determining that we could frame the new home on the current platform. We proposed to add a large garage that could also act as a work area for the client's hobbies.

The design look is contemporary with minimal maintenance issues. The proposed plan also provides improved views of the sound and ferry routes.
