The Lakes Apartment Complex – Beaverton, OR
This apartment complex of 288 units consisted of 5 different building types; it is located on 19 acres in Beaverton, Oregon. This site has a great deal of topographic relief as well as a large pond to the south. We worked with the grades and developed two additional building types that converted large crawl spaces by adding additional units into these lower floor areas, substantially increasing the density of the project. We maximized the site density, while retaining large trees and other natural features and reducing the grading on the site. Even 20 years later, these apartment units rent for the median rates in the area.
In addition, we designed a Community Building for this complex that included amenities such as a large open room for gatherings, an exercise room, a kitchen, and a Natatorium with a 75 foot long swimming pool. The indoor pool has the ability to be opened to the outdoors through sliding doors. We also employed skylights to improve the natural lighting in the space. Economic finishes and effective construction systems were used throughout to maintain strict budget constraints.
We were involved from preliminary site selection, feasibility study stages, all site planning and the layout of building plan, parking and hard landscape features, permitting and construction follow up. We completed all design for the buildings.
This large project received a permit seven months after our contract was signed.
