Barbara Pickens is equally at home in residential and commercial architecture. As the  fourth-generation of her family in the building business, it’s in her blood. She’s comfortable at every level of design, from kitchen remodels to creating small towns.

Building a custom home takes you down paths you’ve never been down before, and Barbara is a confident guide. She takes the time to find out who her clients really are, helping them transform their dreams and desires into a home that will grow with their family through generations. No wonder so many of Barbara’s clients tend to stay in their homes for years, come back to her for other projects, and recommend her to their friends.

Barbara excels in difficult sites and optimizing the land, adding significant value to the finished home. It’s a skill born from years of experience, and critical in an area like the Pacific Northwest, where there are so many steep lots and environmentally sensitive areas.

Green design

Whether it’s green materials, energy efficiency, solar power or rain gardens, Barbara’s designs not only look good, they feel good. Her custom homes provide a long term investment without astronomical bills, so clients can afford to live in them for the rest of their lives. It’s not just a philosophy, it’s the way she’s always lived herself.

Barbara’s green roof

Back in 1988, years before “green” was popular, Barbara installed a living roof on her own garage. It’s a vegetable garden in the summer, slows the path of storm waters in the winter, and provides a great view of the Blue Angels during SeaFair. The pilots zip by so close, Barbara can read the names on their helmets!

Lighting design

Seattle’s long dark winter days feel brighter with Barbara’s enlightened designs, which deftly capture and play up every bit of light. She’s also a wizard with energy efficient lighting.

He has an unerring instinct for what sells in larger luxury builder homes, and a savvy touch with efficient smaller homes.  His intuitive grasp of what builders need results in buildable designs balanced by enough complexity to make each home interesting and unique.

One-of-a-kind designs

Fueled by imagination, Ben draws on his considerable experience and understanding of market forces to create one-of-a-kind builder designs with strong visual appeal. Before he touches a computer, he efficiently draws each luxury home design in pencil. Like a painting, he considers the freehand massing sketches and layouts an art form. Once approved, these sketches are composed into a highly accurate CAD format that make up the construction drawings.

Builders and their clients come to Ben by referral. Many come back again and again, and several have been return clients for more than 25 years. Ben has also designed many of their personal residences, including homes on the shores of Lake Washington and as far away as Hawaii.

Luxury home designs for Eastside builders

The lion’s share of Ben’s work is in the Greater Eastside, although he’s worked on remarkable projects across the country, and as far away as Japan and Mexico.

Talent with a Dutch accent

Ben was born in the Dutch Caribbean and completed his studies in Holland. He has lived in the Seattle area for more than 30 years. Beneath Ben’s sane exterior lurks a crazy urge to build anything and everything. Examples of his construction experience include his last two personal residences, several additions, furniture, decks and treehouses. Whether it’s a palatial Hollywood home or a classical office building, Clynn’s the go-to guy for a wide range of projects. He’s built a formidable range of knowledge in his more than 20 years as a Seattle and Eastside architect. He’s also had boots-on-the-ground experience as a construction project manager and superintendent, so he knows what things cost and how to get a project moving. When a client’s stuck, he gets them unstuck.

Over the last 20 years, Clynn has built a broad base of commercial and residential clients in the Seattle area. A second generation Northwesterner, he’s wired in to the way people work and think here. He has been a key part of the 4D team since 2005.

Project architect on mixed use buildings

  • The Cam-West Building, occupied 1998. 20,000 square feet with underground parking, with two floors of office space and two floors of apartments.
  • The 1010 Market Street Building, occupied 2002. 12,000 square feet with underground and surface parking, with two classical two-story office buildings above the underground parking.
  • The McAndrews Building. 6,000 square feet with surface and underground parking, with one office level and one condominium above.
  • The Rebar International Building. 4,000 square foot office building on a 1/2 acre lot.

Project architect on custom and speculative residential projects ranging from 2,500 square feet to 10,000 square feet.

  • Mann/Flemming Residence, occupied 1993. 11,000 square feet in Century City, California. This is a California stucco home with indoor atrium, suitable for Hollywood.
  • Miller/Olsen Residence, occupied 1994. 10,000 square feet in Yarrow Point, Washington. On Lake Washington, this home is Cape Cod style with interior and exterior details that are consistent with that style of home.
  • Miller Residence, occupied 1997. 9,000 square feet in Clyde Hill, Washington. This home has a large rotunda with classical Italian details inside and out.
  • Stark Residence, occupied 1999. 8,000 square feet In Clyde Hill, Washington. This is a home with large barrel vaulted spaces that has details of a coastal Mediterranean villa.
  • Johnson Residence, occupied 2000. 10,000 square feet in Medina, Washington This home has a large indoor pool with classic detail.
  • Gibson Residence, occupied 2000. 8,000 square feet in Bellevue, Washington. On Lake Washington, this home has the details of a coastal Mediterranean home. This home was built in a fill area that required deep piles.
  • Sciola Residence, occupied 2002. 8,000 square feet in Kirkland, Washington. This is a home with rustic detail, reclaimed beams, limestone columns, hand painted features on doors, and custom glass.
  • Baghai Residence, occupied 2005. 5,500 square feet in Medina, Washington. This home is an Italian home with olive wood floors, rotunda, and classic interior detail.
